Provide a signed commitment assuring
the buyer that the HomeBuyerConsultant is purely an
agent for the buyer and works only in the interest
of the buyer.
· Review and explain Company Policies relative the services provided to home buyers.
· Provide the buyer an understanding of
the full process they will be going through to
purchase a home and provide a checklist to guide
them through the process.
· Available at all times to consult with
and answer all questions of the buyer.
· Maintain good communications with and keep the buyer
fully informed throughout the process.
· Minimize as much as possible the time,
effort, and stress on the buyer when purchasing a home.
· Consult with and assist the buyer to
obtain pre-qualification by a mortgage lender so the
buyer can determine the price range of homes to
consider. Guide buyers through the mortgage process.
· Define, with the buyer, the most
important features, qualities, and locations of the
home they desire so the search can be focused and a
home found in the most timely manner.
· Provide buyers with maps and information
about the areas they are interested in.
· Search home listing databases and the
internet to produce a list of homes that meet the
buyers’ desires and needs.
· Make pre-screen visits to homes to narrow
the list of homes the buyer needs to personally visit.
· Schedule private showings of homes for
the buyer to inspect and compare.
· For homes that the buyer wishes to
consider, the HomeBuyerConsultant will research tax
records, property archive data, and Multiple Listing
data. We will then provide a Comparative Market Analysis
(CMA) of other homes sold and/or for sale in the
area to assure the offer made by the buyer is at or below
current market values for the home.
· Assist the buyer in properly
documenting an offer for the home they have chosen.
· Assist and provide an interface to the
sellers in negotiating a legally binding purchase
agreement. This encompasses properly documenting all
counter offers.
· Assist buyers in obtaining inspections
of the property to identify problems and document
corrections to be made by the seller.
· Assist the buyer in obtaining the
hazard insurance required by the mortgage company
before closing.
· Provide the buyer a final walk through
personal inspection to assure the home has been
maintained in the condition it was at the time the
offer was made and that inspection corrections have
been made.
· Assist in preparation for closing and
attend closing with the buyer.
· Propose methods and assist the buyer
in the sale of their current home, if needed.
·
Provide information on moving
services.
·
Welcome the buyers to their new home.
