Determine
the area, school district, and features desired for the
home you want to purchase.

Obtain
a pre-approval letter from a mortgage company for the amount you are qualified to borrow to purchase a home.
Often the builder can do this for you and offer a below market
interest rate.

Investigate
the builder. Check with the Chamber of Commerce. Talk to
others who have purchased homes from the builder.
o
Obtain
a copy of the builder's warranty before you buy and read all
the fine print. The warranty probably protects the builder
more than the buyer. Be sure any promises made to you are in
writing and signed by the builder.
o
Obtain
a copy of the neighborhood covenants and restrictions before
buying. Read them and be sure you can live with them.
o
Arrange
for inspections by an independent new home inspector to assure
the builder or his contractors are meeting building codes and
doing quality work. Do not depend on government building
inspectors. Keep the builder aware of all problems you want
corrected by a written, dated, and signed list.
o
Assure
builder has corrected problems and/or code violations on your
list before you close on the property. Do not accept the home
or move in before all work has been completed.
o
Do
a
final walk-through of the home just before closing to
verify that it is in the condition expected.
o
Prepare
for closing.
