There
are many things to worry about when purchasing a
home and typically, a major worry is one where something
breaks or doesn't function properly after you move
in and you have to incur a large expense at a
time when your ready cash is at a minimum due to the home
purchase. For a newly constructed home, the builder
generally has a 1 year full warranty plus a 10 year
warranty on the structure and foundation. However,
for resale homes there is a risk for buyers since
appliances, furnaces, air conditioners, water
heaters, roofs, etc. are older and may be near the
end of their life cycle. HomeBuyerConsultants.Com Inc. is
also concerned that if something happens, our
clients will be less than fully satisfied with their
home buying experience. HomeBuyerConsultants.Com
Inc. company policy is to provide a 12
month Home Warranty Policy at no cost to the buyer on every home
purchased by a client serviced by an in-house HomeBuyerConsultant through the
closing on the home. Often the seller
will offer the policy to increase the appeal of the
home to buyers. If not offered, a policy is
requested of the seller in the Purchase Agreement. If the seller does not provide a warranty, HomeBuyerConsultants.Com
Inc. will provide the warranty policy. The
warranty policy coverage for a resale home has a deductible amount
of $75 to $100 per occurrence and typically covers
